Senwell Senior Investment Advisors is proud to announce the successful sale of Rose Hill Retirement Community, a 66-unit, 87-bed assisted living facility located in Marion, North Carolina.

Originally built as a hospital, Rose Hill has been lovingly transformed over the past two decades into a trusted and well-known provider of care for local seniors. The owners built Rose Hill into a staple of McDowell County. After a previous attempt to sell the facility was unsuccessful, they engaged Senwell to guide them through the process. Leveraging our industry expertise and extensive network of buyers, we connected the owners with an experienced operator who can integrate Rose Hill into their larger platform. This buyer is uniquely positioned to realize economies of scale, streamline operations, and enhance efficiency while maintaining the high standard of care Rose Hill is known for.

During the due diligence process, the owners were able to grow census, leaving the
buyer with a stronger and more stabilized business than originally anticipated. Rose
Hill’s strong private pay model, minimal competition in the local market, and stable cash flow made it an attractive acquisition opportunity.

Significant upside remains for the new owner to consolidate expenses, introduce targeted marketing efforts, and further grow revenue, ensuring that Rose Hill continues to thrive as a leading care provider in the region.
