Skilled Nursing and Assisted Living Portfolio Sale in Ohio

Senwell Senior Investment Advisors was chosen by an Ohio operator to execute the sale of its SNF/AL portfolio consisting of four sites in Ohio. The seller had a desire to exit SNF and AL operations to focus on its fast-growing ancillary business (mainly hospice). The portfolio was cash flowing, however with recent Medicaid increases across all facilities in the transaction, and an influx in occupancy due to a nearby SNF closing, the opportunity presented additional upside already in place. Senwell’s efforts resulted in six attractive offers, leading to a sale price above the asking price. The seller and Senwell eventually chose a regional operator with several recent acquisitions in Ohio. Due diligence and closing was a smooth process due to both sides working incredibly well together. Thanks to this sale, they will continue to work together post-closing as hospice partners.
