Senwell Senior Investment Advisors successfully closed a new, cash-flowing and unique skilled nursing community in the midst of Covid-19. The community, The Village of Goshen, is located in Goshen, Indiana and made up of four homes with 12 private rooms/beds within each home. Each home is designed to create the look and feel of a real home. They each include a family room, dining room, and kitchen with an open concept. The seller, an owner/operator, built, opened, filled and operated these four homes between 2018 and present. The community was operating at an impressive EBITDAR with mostly Medicare and Private mix. Senwell identified a buyer who was seeking out unique assets to diversify their portfolio. This small home model has proven to be a successful model during Covid, significantly reducing the risk of outbreaks as compared to other traditional skilled nursing facilities.
