Senwell Senior Investment Advisors completed a coordinated, multi-party bed license realignment across Ohio, involving the aggregation of more than 280 skilled nursing beds from 12 different sellers. The beds were successfully transferred to multiple buyers seeking to expand or develop new skilled nursing facilities in under bedded counties.
This statewide initiative was driven by Ohio’s limited window allowing operators to transfer skilled nursing beds from counties deemed over bedded to those experiencing a shortage. Senwell led the effort, bringing together a diverse set of stakeholders under tight regulatory timelines to ensure all transfer applications were filed ahead of the April 30, 2025 deadline.
Each seller faced different motivations, ranging from downsizing, facility closures, and strategic repositioning, while the buyers seized the opportunity to increase bed capacity in high-demand markets.
