The owners made the decision to close the skilled nursing facility after determining that the small size of the building prevented it from achieving the operational efficiencies and economies of scale necessary for long-term success. Patients were successfully transitioned to the seller’s nearby sister facility, maintaining continuity of care.
Senwell capitalized on Ohio’s limited four-year cycle for transferring beds from overbedded to underbedded counties, securing a timely sale of the 26 bed licenses to a large Ohio operator planning to develop a new skilled nursing facility. The transaction was completed ahead of the state’s April 30th application deadline, maximizing the seller’s opportunity and value.
In parallel, Senwell sourced a behavioral health operator to acquire and repurpose the vacant building, ensuring the property continues to serve critical healthcare needs within the community.
